How Does This Work? What Can I Expect From Working With You?

We are real residential estate investors based in the Greater Toronto Area who buy older/fixer upper houses to renovate and sell for a fair profit. We generally buy houses in Toronto/Hamilton/Niagara Region/Waterloo Region/Peel Region/Durham Regions but also buy in more outlying areas on a case by case basis.

Due to the volume of houses we buy, we are able to get much better pricing for everything we do - from buying to renovating and selling a home. Our renovations are done at cost (without any markups). We hire realtors at cost. Our home staging is done "in-house" at cost. We leverage these savings in order to offer you more for your home than our competitors.

If you're reading this and your house is in perfect condition (not in need of work) and you're simply looking for a fast way to sell your property and save on agent commissions, this may NOT be for you! In our experience, you may be better served by listing your property with an experienced listing agent. However, there are some potential downsides to that - The listing agent would charge you up to 6% of the sale price in agent commissions. The eventual buyer MUST be able to qualify for mortgage. The bank WILL order an appraisal to confirm the house value before they will approve the mortgage. A home inspection MAY reveal additional repairs or safety issues which may be a potential deal breaker for the buyer or cause their bank to not approve the mortgage. Additionally, the house may not sell due to seasonal demand, the current layout, the current condition, the size of the house, etc.

Compare that to selling to Honest Home Buyers - we use cash to buy houses so we don't require a bank to approve or fund our purchases. We don't charge any agent commissions. If we can agree on a price, we will buy your house no matter what the current condition is. Because we are not listing the house, you won't be bothered by random house showings or have to leave your house during open houses. How Much Do You Pay For Houses?

We're not looking to retire on every project, just make a decent profit for our work in buying, improving and re-selling the home. On a typical project, we act as the investor, the financier (bank or lender), the designer, the general contractor and the real estate agent. In order to adequately take on the inherent risks in our business, we typically aim to make at least 10% of the eventual sale price in profit. To put things in perspective, a typical real estate agent may make 2.5% of the eventual sale price for helping a buyer find a suitable house to buy.

How Does Your Buying Process Work?

Our buying process is actually quite simple. First, you either call us at the phone number above or fill out the fast cash offer webform here/below to give us some background information about your property and situation. If you like what you hear, think we might be a good fit, the next step would be making an appointment with one of our House Buying Specialists (HBS) to meet you at your property. These appointments typically go from 45 mins to 90 mins. At the appointment, our HBS will walk the property with you, ask some clarifying questions to make sure he/she understands what it is you're looking for and how we could help with that.

If the HBS doesn't see anything that will get in the way of making an offer, he/she will be able to give you an offer down to the penny!

If you like our offer, we can do the paperwork. If you don't like our offer, something doesn't feel right, the timing isn't right, etc. no hard feelings at all, no hard selling. We'll just call it a "no" to our offer, shake hands and be on our way. We look at lot of houses and we don't buy all of them.

This includes showing you recent comparable sold prices in your neighbourhood, our detailed renovation estimate, and all the expenses involved in buying and selling real estate such as financing costs, Land Transfer Taxes, Legal fees, agent commissions. If you're top priority is to get every penny out of the house and you're totally willing to dump thousands to tens of thousands or even hundreds of thousands of dollars into renovating your house, sourcing, managing and and paying contractors, paying agent commissions, open houses, random showings, buyers who may or may not qualify for a mortgage then, from our experience, that 's how you will get the most money from selling your house!

Do You Buy Houses That Need a Lot of Repairs?

Absolutely! we buy fixer upper real estate in Toronto, Peel Region, Durham Region, Niagara Region, Hamilton, Simcoe County and Kitchener-Waterloo that need repairs/upgrades all the time. In fact, most of the houses we buy need repairs. Those are the ones we actually prefer. Don't worry about the level of repairs. We can handle anything - mold, structural issues, water damage, fire damage, building code violations, vacant properties, someone died in the house. We've seen it all!

Do you Buy Houses That are in Perfect Move-in Condition?

If you have a house that does not need repairs, don't worry, we also buy those. However, before calling us, please read "What Does Honest Home Buyers Do?" from the above :)

How long does it take to get a cash offer?

After our House Buying Specialists walks through the house and estimates the total costs of any repairs and upgrades and has seen the recent comparable sold properties, he/she will be able to tell you what our all-cash offer will be down to the penny! This usually take place during the appointment. We pay all-cash for houses in 100% as is condition! We know one of our competitive advantages is being able to pay all cash as buy as-is so we don't mess around :)

How long does it take to sell my house and get the money?

If absolutely necessary, we can close in as fast as 7 calendar days. Typically, we schedule closing for 1 month but are willing to set it to be whenever is convenient for you. So whether you want to close within two weeks or a month, we can usually accommodate it. Selling your house fast in Greater Toronto Area and Surrounding Areas has never been easier.

Are there any fees if I sell my house to you?

We do NOT charge any fees to you when we buy your house. We make our money with the investment and do not need to make any by charging you a commission. You can avoid paying thousands of dollars in commissions to an agent by selling direct to a cash buyer. We would like to be that buyer.

If I request an offer from you, am I obligated to sell you my house?

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information, we can usually make you an offer on the spot. If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!

Of course. Most of the houses we buy need repairs. Those are the ones we actually prefer. Don't worry about any level of repairs. We can handle anything.
