How does the process work when selling my house to you?

First off, let us start by saying we're professional residential real estate investors based in Toronto but we buy all across the Greater Toronto Area, Barrie, Hamilton and Kitchener-Waterloo. We primarily buy, fix and sell houses for a profit. (Yeah, we're house flippers :) ) We will also buy, fix and rent out some properties that have greater income potential. As investors, we're always looking to make a return on our cash investment. Not looking to retire on every deal, just make a decent return. Surprisingly, we don't buy every property we look at and we will not be a perfect fit for a lot of sellers in seller land and we're ok with that. **We only want to buy your property if you honestly want to sell it to us** We can offer certain benefits like a quick closing if needed, we make all-cash offers meaning we do not need find out after making an offer if we qualify for a mortgages. In some cases sellers have even financed their properties to us where instead of the Seller getting all their money at closing, they get a some of it at closing, loan a portion of it to us and we pay them a great interest rate until the house sells again and that's when we pay them 100% of their principal back. With us, you choose the closing date that suits your time-frame meaning you decide when you get your $. We also buy in as-is condition meaning your don't need to spend another dime on making any repairs/updates. Ok, to answer the question, our buying process is actually quite simple. Before we can send one of our House Buying Specialists (HBS) out to meet you at your property, you either call us or fill out the fast cash offer form here to give us some background information about your property and situation. Either someone will call you back after receiving your webform or they will make the appointment with you when you call us at the number at the top of the screen. These appointments typically go from 45 mins to 90 mins. At the appointment, our HBS will walk the property with you, ask you a few questions about it, your situation and take a few photos. Then he/she will sit down with you and discuss how we can help you with an all-cash offer for your house. If you like what you hear, we can do the paperwork and we're done. We determine our offer backwards starting with recently comparable sale prices in the area minus our holding costs, transaction costs, cost of any repairs/updates and leave a reasonable profit leftover for us. If we deem your property to have greater than normal rental income potential, we are usually able to offer more than if we were buying to fix and sell.

Do you buy houses that need a lot of repairs?

Absolutely! We buy houses in Greater Toronto Area and Surrounding Areas that need repairs all the time. In fact, most of the houses we buy need repairs. Those are the ones we actually prefer. Do you buy houses that do not need any repairs?

How long does it take to get a cash offer?

If I request an offer from you, am I obligated to sell you my house?

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information, we can usually make you an offer on the spot. If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!
