How does the process work when selling my house to you?

We're professional residential real estate investors based in Toronto who buy a lot of starter homes all across the Greater Toronto Area, Barrie, Hamilton and Kitchener-Waterloo. We primarily buy, renovate and sell houses for a profit. (Yeah, we're house flippers :) ) We will also buy property with good income potential to renovate and keep as rental apartments. As investors, we're looking to make a return on our cash investment in exchange for buying your house fast in any condition and 100% as-is. Not looking to retire on every deal, just make a decent return. We don't buy every property we look at and we will not be a perfect fit for a lot of sellers and we're ok with that. **We only want to buy your property if you are comfortable selling it to us** We can offer certain benefits over selling your home the traditional way such as: 1) depending on the individual seller's needs, we always offer quick (or longer) closing time frames, 2) we always pay all-cash which means selling to us is the closest thing to a guaranteed sale and 3) we generally buy houses in 100% as-is condition meaning you don't need to fix/repair or renovate. Yes, that means even if your roof has an active leak or one of your windows is riddled with bullet holes, we got you covered!!!

In some cases sellers have sold their property to us and even financed the sale by acting as the bank. This means, instead of the Seller getting all their money at closing, they get an agreed upon portion of it at closing, loan us the rest to purchase the house (while they hold a mortgage/collateral guarantee on the house just like a bank would), we proceed to renovate the house to a modern standard, we sell the house, and then we pay the Seller an awesome interest rate plus 100% of the principal loan amount back. Finally, to answer the question, our buying process is actually quite simple. First, you either call us at the phone number above or fill out the fast cash offer webform here/below to give us some background information about your property and situation. If you like what you hear and think we might be a good fit, we'll go ahead and make an appointment for one of our House Buying Specialists (HBS) to meet you at your property. These appointments typically go from 45 mins to 90 mins. At the appointment, our HBS will walk the property with you, ask you a few questions about it and your personal situation. All your information is confidential and shared only with other Quick House Buyer team members. Then he/she will sit down with you and discuss the BEST offer we can make. At this point, you need to decide if you are ok with an offer that will allow us to make a bit of money in exchange for our work as the bank (providing the funds), the investor (spending time and money finding and analyzing and pitching the deals), the general contractor (hiring/managing contractors to do the renovations/repairs) and the Realtor (re-selling the house later on). If you ok with selling for a bit less and in return get all the benefits of our service, we'll go ahead and do the paperwork and we're done. You get your cash at closing. If you don't like our offer, something doesn't feel right, the timing isn't great, etc. no hard feelings at all, we'll just shake hands and be on our way. How much will you pay for my house?

As investors, it's imperative that we make a profit. We're not looking to retire on every house but our offer price needs to make sense to both parties. We determine our offer backwards starting with recently comparable sale prices in the area minus our holding costs, transaction costs, cost of any repairs/updates and leave a reasonable profit leftover for us.

We know most sellers are looking for the most money and we know we need to give you the most money to have the best chance of buying the house so we're actually both on the same page. In the end, it's 100% your decision and we'll do our best to win your business.

Do you buy houses that need a lot of repairs?

Absolutely! We buy houses in Greater Toronto Area and Surrounding Areas that need repairs all the time. In fact, most of the houses we buy need repairs. Those are the ones we actually prefer. The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information, we can usually make you an offer on the spot. If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!
